    Pre made condos

    Im looking to buy a condo that hasnt been built yet as they are cheaper in price.

    Is there a site where pre-made condos for sale are shown?

    Be careful when visiting demonstration units for condos that don't exist yet.

    It's quite frequent the demo will be "slightly different" than the real thing since the demo is going to be a stand-alone construction.

    Those differences can be with the size of the rooms, where the "finished" unit will be smaller because of the "utilities" like pipes, elevators, common spaces, corridors and such won't be accounted for in the demo unit. You could have a 1200 square feet space that is in fact, when all utilities and walls are up, leave you with less than 1000 square feet. but legally, you get the advertised 1200 square feet since the remaining space is occupied by stuff in your condo.

    Sometimes, the demo will be voluntarily made bigger and, unless you take a measuring tape, you'll never know the 15X20 bedroom shown on the plan that looked so spacious was in fact 18X24 in the demo. Or that the living room that looked so open in the demo had 9-10 feet ceilings when the condo you're signing on only have 8 feet ones.

    Basically, the plans you are signing for will show exactly what you'll get but what you'll see in the demo might be "better" and, unless you take a measuring tape and document those bigger dimensions and demand the plans to be corrected and match what you have visited, you are out of luck legally.

    Just be very careful with those "to be built" condos.

    I recently visited a building that was under construction. When I asked they told me that the completion date was March 2010. I have serious doubts if it will be finished at that time. Ask if they will give you a gaurantee that the building will be finished as stated and that the quality will be exactly as in the demo unit. Get this in writing. If they will not give this to you, then they will wait for another sucker.

    Good advice. These are never ready on time and they will never give you any guarentee.

    1. make sure your down payment goes into a trust account and not gona be used for construction money, and with a drop dead date of when you can get your deposit back.

    Case in point: go down to old mtl and look at that condo conversion of an old warehouse on the waterfront to the side. That thing started in year 2000, and wanted a 20% deposit, with the developer able to draw on the money at various stages. The prices were also way inflated. That project is still not complete and heaven helps those who had a few hundred $Ks tied up and used up also.

    2. before escrow closes, make sure you do a walk through to make sure all things are completed. Do not close escrow until they finish everything - you'll lose your leverage otherwise.

    Its when they do not give you a gaurauntee of when they will finish or of the quality, that is the time to run. Do not fall for the, there are a lot of other people that want the condo trick. They put usualey a dumb inexperienced girl in the trailer to give you the brochure, the closer will cut you to pieces like a shark I met one that looked like a $1000 SP, just enjoy the view and never sign on the dotted line without having you notary look at the papers.

    I just love arguing about money when I'm not interested at all in buying.
    Specially if she's cute !

    Sorry, that condo developement has sold out and they removed the trailer. The Shark sales lady that looks like a $1000 SP is no longer there.

    Problem is... We men didn't evolved that much so... there is nothing like a dumb looking bombshell selling. It works everytime.

    Look at every aspect in society where it s*cks and you'll find a 'zero dumb bombshells ratio'. Politics, church, etc...

    OMG! I still get wet day dreams thinking of her. She was dressed in very expensive clothes and her high heeled pumps were classy but not slutty. Make up and hair like she just came back from the salon. You could see some cleavage, but you could also see the lace pattern through her slightly sheer blouse. She can talk to people like she knew them well,and there was no high pressure sales. She was also a touchy feely when she laughed at my jokes. I can only guess she earned $150,000 to $200,000 convincing people to buy the condos.

    Good Lord, Henry. I do not thing that I have ever seen a SP or Masseuse as hot as the way you described this woman.
