Perso j'attendrais encore 15/18 mois pour voir les taux hypothécaires redevenir plus attrayant.....MAIS l'acquisition d'une propriété demeure toujours un bon investissement à moyen/long terme ....souvent le plus important d'une vie.......my 2 cents.

Buy low, sell high. Le marché est encore difficile pour les acheteurs. Pour certains niveaux de prix il y à encore de la surenchère. Perso je viens d'acheter à 495k une maison qui était listé à 550k. Évaluation municipale à 483k. J'ai obtenu un prix juste même si la maison à besoin d'amour. L'année dernière elle se serait probablement vendu au prix demandé. Je crois qu'il peut y avoir certaines opportunités à juste prix dans certains niveaux de prix. Entre 350k et 450k dans le coin de Terrebonne ça se bat comme des chiens à coup de surenchères pour des chiottes.

I know a real estate lady that sold a property built in 1915, this property changed hands about 12 times since it was built. She checked out what the property was sold for in every sales. The prices went up every time it sold. Until the depression of 1929. It was sold again in 1925. The place sold for 33% of what it was previously bought for after the depression. The price of the property started to increase when it sold next time.

Even if the inventory is lower than 2 years ago. There are plenty to choose from. The main consideration is often the asked price is very high and the interest rate is at its top. If you already have a paid property, the situation is different. You sell yours and just buy a new one in cash.

I disagree and I did say there was not much on the market. Your wrong about there being plenty to choose from. There is no inventory. Asking prices are actually much lower now. Interest rates on an investment property will always be higher than owner occupied homes. Difference is you can write off the depreciation on an investment home to help offset any interest rate you end up with. As far as what you’re saying about paid properties there’s really no reason to do this in the current environment. Wouldn’t make sense.

^^^^^^^ Only on the Montreal island there are more than 3,000 "investment" properties on sale. Plenty to chose if you have money and/or a good credit.
Easy to check on centris.ca site. No need to be a walooo to realize that. You just have to find the nice investment for you. There are always good deals, people eager to sale following divorce or deceases or just someone who didn't manage his money carefully. No need to be eager to buy.

Montreal condos are pricier than I thought they would be.
