That area is near snowdon metro, mainly a jewish area. There are many restaurants there. I did not pay attention to the girls though ;) A little bit more to the east (closer to the university) the area has a bad reputation. But cote des neiges still has some charm, I would not leave there, but hang around from time to time.

Condo

Horny boy,

CDN has two side. The low side close to Barclay and the good side near Universite de Montreal. The area of Cote-des-Neiges near Queen Mary is one of my favorite.

My own suggestion for a condo in Montreal is near The Atwater Market on St-Ambroise beside the water channel who's gonna open soon. This area is in expansion and their is a lot of new condo there. You are close to metro, to downtown and the neighborhood is very convenient.

If you are more fortunate, you can buy a condo downtown, there is some interesting building such as: The Sir Robert Peel (Peel Avenue), Le Docteur Penfield (Guy and Cote-des-Neiges), City Unity (close to Old Montreal), Loft St-James (close to St-Catherine) and other interesting new building in Old Montreal that i don't remember the name. Now the price of recent condo is almost always over 200$ per square foot and can go over 300$ per square foot for the most expensive and little surface.

Thanks guys for your input-especially since spending some time on Perb-people here seem nicer to each other than in Victoria.

Anyway,I really need to buy a condo rather than rent(need tax write-off).I would prefer to avoid Arabs and students since I am a quiet 52 year old retiree.

I would appreciate your recommendations for condos that are quiet, near metro and are mostly English speaking areas.

If you really want to avoid the Arab thing I suggest Cote St-Luc... Really no Arab in his right mind would end up in Cote St-Luc. I always thought of Cote St-Luc (and Hampstead) as sort of a Jewish settlement- though not protected by fences and walls like in Israel but by the high $$$prices.

I know for a fact they are building really nice luxurious condos in Cote St-Luc and there is one project in Hampstead. Prices are a higher than elsewhere.

Advantages of Cote St-Luc:

- No ARABS, no STUDENTS
- Lots of Seniors
- 90% Jews - 0% Arabs (There are a lot of moroccan jews - hard to say here, they are Arabs by character but not by religion)- 0%french-quebecers
- Within the city and not far from downtown.
- High prices
- English speaking. No french.

Disadvantages of Cote St-Luc:

- No ARABS, no STUDENTS
- Lots of Seniors
- 90% Jews - 0% Arabs (There are a lot of moroccan jews - hard to say here, they are Arabs by character but not by religion)- 0%french-quebecers
- Within the city and not far from downtown.
- High prices
- English speaking. No french.

So it's up to you to find out californiaguy. The advantages I stated for Cote St-Luc are also to others its short comings.

Thanks again for your input. I've been told that I can come from the US and buy a place and leave before six months to US and return after 24 hours with new 6 mo. tourist visa-thereby avoiding residency and income tax liability to Canada? What do you think? I would appreciate your opinion or references to sites that would spell this out.
