For the short to medium term there will be no demand for property because of the rise of interest rates from the very low levels we have now. With less demand, there will be little to no appreciation of property. You will have to wait for the next upward trend to realize any gains.

You're exactly right, it doesn't matter if they send out a million letters, as long as there's a handful that fall for it. Sadly it's usually the most needy or the elderly that fall for it. Recently on the news there's a debt consolidation scam going on.

Get a worthwhile technical degree...something like ChemE and work in industry for a short period of time and then go for your MBA at a reputable school. See if your employer will pay you or at least pay for school. Get to work and gravitate to the commercial side. All the time you are doing this you are maxing out your 401K and Roth IRA. Climb the corporate ladder and if this doesn't happen fast enough go to a start-up that will give you ownership in the company. Find the right start-up. Work hard and you will end up a wealthy man.

Anon, I do not know how it is in Canada. In the states you can choose to Index the market or choose a 2025 fund or something like this that is safe and no to low load. I think single stocks are risky and I don't know enough about them so I shy away form them. But for an SP aren't there Edward Jones offices all over the place? They charge a hefty fee but you can use them to learn about the market and they are typically above board.

Just remember - Pay yourself first.

You're a health professional, like me ? don't just work for the government, have your private practice, write essays, train younger professionals... never let other people make money with your expertise, as much as possible.
