Getting out of a lease early

Merbites I have a problem,

I'm trying to get out of my lease early on May 1st which expires on june 30th.

My landlord is fully aware for a few months now and said if I show it to people and try to replace myself he would make them a 14 month lease and allow me to get out of mine early.

I have shown it to numerous people who are interested and want it yet he refuses to sign the lease with any of them.

What are my options here?

If he does not want assignment, subletting is the solution. He cannot oppose that without a valid reason and there are very few.

Not true....you are no longer responsible...call the Regie. This condition has changed a few years back. The new tenant is fully responsible.

There is a difference between sublease and assign the lease.

In both cases, the landlord must have serious reason to refuse. You must warn him in writing and he must reply in writing.

The amount of time is short, so it is not worth the trouble to fight it at the rental board. It takes 18 months before the case is heard.
