INCREASE in rent

Hi there,
I just received a notice of an increase in my rent of 5%. Even if some work was done, it is still too much, isn;t it?? especially if i am living in a huge building where the costs can be easily shared...
Did someone experienced this before? How much is the maximum increase in rent on average? Thanks

My rent went up 3% this year. I think the average is 2 to 5% depending on many factors such as renovations done in the building as well as the type of heating, oil - natural gas - electricity, in the building. Whether your apartment is heated or not also makes a big difference.

Since you post on a Montréal board talking about your rent, I'll assume you live in Québec.

My point: Other people's opinion are irrelevent. No matter if we think the raise is ok or if it's too much, there's a law that govern this stuff in Quebec.

You asked if it's too much? It depends. It's a given some have seen the same raise and some have seen more. You can contest it but if it's within the legal margins, the chance of winning are slim. Some peoples got a 5% raise rejected by the "regie" before but some had higher raise accepted.

Let's say, current rent is $600/month. Add a 5% raise, so $630/month. We have let's say 100 appartment so, that's an extra $3000/month for the owner. His municipal taxes probably went up 2-3% in the last year. With cost of living, maintaining the building is probably costing him 1-2% more per year. He did renovations? It goes very fast when you start so, let's say he spent $60,000. It will take him 20+ month to get it back. Ok, it's tax deductible but still.

It can be very easy for the owner to explain a 5% raise to "La Regie" and pretty hard for you to contest it.
